PLEASE READ THESE INSTRUCTIONS IN THEIR ENTIRETY PRIOR TO SUBMITTING YOUR OFFER. THE REO OFFER SHEET MUST BE INCLUDED WITH YOUR OFFER. FAILURE TO PROVIDE ALL ITEMS LISTED IN THE REO OFFER SHEET WILL RESULT IN IMMEDIATE REJECTION OF YOUR OFFER BY BANK/ SELLER.
Complete package includes:
- REO Offer Sheet - *Please make sure the terms on your REO Offer Sheet and the CAR contract match! If not, the terms in the CAR contract will be used.
- CAR Residential Purchase Agreement (see details below)
- Agency Disclosure
- Buyer REO Advisory
- Proof of Funds for all cash offers – OR – A verified pre-approval letter for financed offers, complete with the lenders contact information for verification.
- Copy of the Earnest Money Deposit payable to “_________ Title Company”
- Do not include Statewide Advisory, this will be completed upon acceptance of offer
- Email your offer to offers@CAForeclosureTeam.com. Sending your offer to any other e-mail address will delay your offer.
CAR Residential Purchase Agreement Guidelines
- Complete the Residential Purchase Agreement thoroughly
- Ensure that all financing information is filled out correctly including the amount of down payment and deposit amount.
- Enter all financing details on 2C – do not leave blank.
- Check the box if it is an FHA or VA loan on line 2.C.(2).
- If you are asking for closing costs enter an amount (not a %) on line 2D.
IMPORTANT NOTE:
- AFTER SUBMITTING YOUR OFFER YOU WILL RECEIVE AN E-MAIL CONFIRMATION OF RECEIPT.
- PLEASE ALLOW 3 BUSINESS DAYS RESPONSE TIME FOR ALL OFFERS.
- NO CONTRACT WILL BE ACCEPTED THAT IS CONTINGENT UPON THE SALE OF ANY OTHER PROPERTY.
- PROPERTY IS SOLD AS-IS. BANK WILL NOT RENEGOTIATE TERMS AFTER ACCEPTANCE.
- PRIOR TO SUBMITTING YOUR OFFER MAKE CERTAIN YOUR BUYER IS FULLY COMMITTED, WILLING AND ABLE TO PURCHASE
